REFUNDS and CANCELLATIONS
Cancellation notice required for all properties is 60 days prior to arrival. Loss of deposit only.
Should cancellation be necessary with less than the required notice, advance rents, deposits,
taxes, cleaning or any other fees will not be refunded or returned. NO refunds for early
departures and /or eviction. NO refunds or reductions in rent are granted for mechanical failure
or malfunctions, interruption of utilities, or other maintenance issues concerning air conditioning, heaters, dishwasher, refrigerator, clothes washer or dryer, televisions, swimming pools, hot tubs, or any other appliance or amenities. Every effort will be made to repair or replace the affected item in a timely manner. PLEASE notify management (DANA PARKS @ 812.343.5365) as soon as you think you have an issue.
NO refunds through MC/VISA or any other charge card or payment source including VRBO or
any second party reservation source, due to your cancellation or eviction. If a refund is granted
due to the property being rebooked by someone else, an administration fee will be charged
against the money being refunded. NO REFUNDS will be issued due to hurricanes or other
weather related issues. PLEASE purchase TRAVEL INSURANCE to protect your trip.
You are covered for up to $3000 of UNINTENTIONAL damage insurance which is included in
the cleaning fee.
We strongly advise the purchase of TRAVEL INSURANCE to protect you and your trip against
unforeseen circumstances that may prevent or interrupt your travel plans. There are many
companies and options to choose from on the internet. Please choose and read your plan
carefully as they will be providing the refund to you.

You must be 25 years old to reserve a property. No rentals will be made to guests under the age
of 25 years old unless specifically approved by the owner and only for some properties. Any
reservation made under FALSE PRETENSES will be subject to forfeiture of all advance
payments of rents, fees and deposits.
ALL PROPERTIES HAVE A NOISE ORDINANCE IN EFFECT after 10 PM.
GUESTS MUST OBEY AND RESPECT NEIGHBORS. If the police are called out to the property (usually twice) because your party does not follow this or any other law, we reserve the right to ask you to lease
immediately. NO REFUNDS.
CHECK IN 4 PM
CHECK OUT is before 10 AM – not after 10 AM
Any late check out or early arrival must be approved by Dana Parks/manager. An additional
charge will be placed on your charge card for late departure in the amount of $25.00 per hour,
not prorated, unless approved prior to departure in writing. CAMERAS ARE LOCATED ON
MOST PROPERTIES. THEY ARE SET TO MONITOR THE FRONT OF THE PROPERTY
Management strives to comply with all reservation requests for a specific property, however due
to unforeseen mechanical or other unforeseen circumstances, we can not guarantee a specific
property. When comparable accommodation is not available, guests will have the option of
selecting from available properties or requesting a refund.
POOLS and HOT TUBS – CALL 911 FOR EMERGENCY
Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of
themselves, their children and their other guests. NO DIVING is allowed in any pool/hot tub. Pools are for guest use only. Pool covers must be removed completely before entering the water.
No glass around or in the pool. Please follow the pool rules at the residence you are staying at.
Please remember you are in a residential area at most houses so keep the noise level down after
10 PM. We do not wish to receive complaints for the neighbors or the police. Excess noise
complaints will be subject to eviction with NO REFUNDS of any monies paid. Please wash you
feet before entering any pool/hot tub. Excessive suntan lotion/oil will also cause the water to
become cloudy and look dirty even with filtration and chemicals. Pools are cleaned one to two
times per week by a professional pool company. At times the guests may need to remove leaves
and large debris from the pool due to high winds. Please use the net provided for this.
Occasionally the pool must be closed for maintenance, cleaning or other circumstances.
Management will not offer refunds or discounts for such closures. If you have a concern about
your pool/hot tub or the pool TEMPERATURE call Dana Parks @ 812-343-5365. Guests are not
allowed to change the pool or hot tub temperature or any settings.
Loud or unusual behavior is STRICTLY prohibited. Management reserves the right to evict,
without refund, any person who creates a disturbance or becomes a nuisance. Violation of any
property rules will result in immediate eviction and forfeiture of all rents, taxes, cleaning and
ANIMALS or PETS
No pets or animals of any kind are allowed. No guests with pets/animals are allowed into or
onto the property. Bringing an animal onto/into the property, home, back yard or pool will result
in an extra charge of up to $3500.00 on your method of payment or credit card, plus immediate
eviction. This is due to the possibility of being unable to rent the property to the next guest due to
their allergies and extra cleaning costs involved with cleaning all upholstery and bedding, carpet,
yard and pool.
Smoking/vaping inside any house/condo is strictly prohibited. Smoking inside will result in an
extra charge of up to $3500 on you method of payment or charge card.
This is due to the possibility of being unable to rent the property to the next guest due to their
allergies and extra cleaning costs involved with cleaning all upholstery and bedding, carpet.
Smoking/vaping IS allowed outside including the screened porch.
Please use caution when grilling. Do not move grills. Do not grill on screened porches or
enclosed areas including balconies. Do NOT place HOT ashes in any trash container. Do not grill
under trees or shade sails or close to fences. Do remove ashes, after they are cold (the next day,
unless that is departure day.) House keeping will remove on departure day.
Your accommodations will be cleaned before you arrived and after you depart. Beds will be
made and a minimum number of bath linens, according to occupancy, will be provided with each
property. Guests are responsible for their laundry needs during their stay. Please follow the
departure instructions on the fridge or issued the day before your departure in a email or text.
Please do not overload the washer. All dirty dishes are to be placed in the dishwasher and the
dishwasher started. Rinse dishes prior to loading them into the dishwasher. House keeping will
put the dishes back in the cabinets. Do NOT leave dirty dishes in the sink. All trash is to be
removed from the house and placed in the trash container outside upon your departure. All
opened food items should be removed from the refrigerator and freezer. Unopened items
including cans, bottles, snacks, etc., may be left in refrigerator or cabinets. Spices are to be left in
cabinets. Do not leave any sugary items unless in baggies or containers as they attract ants.
Guests are responsible for placing all trash/recycling at curb for pick up on correct day. Excess
trash will be charged for.
HIGH CHAIRS and PACK & PLAYS
In order to make traveling easier for you we can arrange to have high chairs/pack & plays
available. The cost is $16.95 including tax for your stay. No linens provided.
You are not allowed to park on any of the grass in front of your vacation home. Do NOT park on
the grass area between the road and the sidewalk. Sprinkler heads are located in this area. If a fine is issued to the property owner by the City, due to improper/illegal parking, the cost will be
passed on and charged to the registered guest at the time the ticket was issued. When parking on
the streets please follow the signage as Clearwater is very strict with parking violations.
BOATS, HAULING TRAILERS, MOTOR HOMES
None of the above items are allowed to be parked without the owners permission. Clearwater
does not allow vehicles over a certain size to be parked in a driveway.
If a fine is issued to the property owner by the City, due to improper/illegal parking, the cost will
be passed on and charged to the registered guest at the time the ticket was issued. When parking
on the streets, please follow the signage as Clearwater is very strict with parking violations.
LOST and FOUND
Management is not responsible for accidents or injury to guests or for loss of money, jewelry or
other valuable of any kind. Although we are not responsible for items left behind, when notified
we will make every effort to located and return the item. Returned items with be sent USPS and
the minimum charge will be $30.00 plus the cost of shipping.
WHAT TO BRING ALONG
To assist you in deciding what to bring with you on vacation please note the following, All
residences are furnished with:
Air Conditioning and Heat
Glassware, Cookware, Flatware
Pillows, Blankets, Sheets, and Bath Towels
Dishwasher, Washer/Dryer, Refrigerator
Starter roll of Toilet Paper for each bathroom and a roll of Paper Towels
FEW or NO Residences are furnished with
Beach Chairs, Umbrellas
Food of any kind
BY TYPING YOUR NAME AND INFORMATION ON A RESERVATION FORM OR REQUEST AND SUBMITTING A DEPOSIT/PAYMENT, YOU ARE AGREEING TO THE FOUR PAGES OF RENTAL TERMS AND CONDITIONS CONTAINED IN THIS AGREEMENT UNLESS OTHERWISE STATED IN WRITING.
